A floor plan is the only part of a brochure that cannot be photographed flatteringly. Learn to read one and you will make a better decision than a buyer who spent three hours in a sample flat.
Start with the living-dining span
Measure the clear width of the living area, not its length. A 12-foot clear span takes a three-seater plus a walkway. Below about 11 feet, you are choosing between a sofa and circulation. Length can be borrowed from the dining side; width cannot be borrowed from anywhere.
Test every bedroom against furniture
The test is simple: does a queen bed with side tables fit, with a full wardrobe run on one wall, without the wardrobe blocking a door swing or window? Master bedrooms usually pass. It is the second and third bedrooms that quietly fail, and that failure shows up two years later when a child needs a study table.
Balcony depth over balcony count
Three shallow balconies are worth less than one deep one. Anything under about four feet of depth cannot hold two chairs and a table, which means it becomes a drying area. In a sector planned around greenery, a usable deep balcony is the thing that connects you to it.

Orientation matters more in Noida than buyers expect
West-facing living rooms take heavy afternoon heat from March to September, which raises cooling costs meaningfully. North and east aspects are generally more comfortable. Ask which direction the main glazing faces on the specific unit you are being offered — not the tower in general.
Questions to ask about the plan
- Is this the sanctioned plan or a marketing representation?
- What is the carpet area as defined under RERA?
- Where do the AC outdoor units sit, and do they occupy balcony space?
- How many units share the lift lobby on this floor?
- Is the utility accessible without crossing the drawing room?
