Vastu when choosing an apartment — a practical view

How to apply Vastu principles when selecting an apartment, which factors most buyers prioritise, and how to balance Vastu preferences against light, ventilation and layout.

Buyer education · Updated 31 March 2026 · 6 min read

Vastu matters to a large share of Indian buyers, and it affects resale demand whether or not you personally follow it. Here is a practical, non-prescriptive summary of what buyers usually look for.

This is offered as information about common preferences, not as religious guidance. Consult a practitioner you trust for personal advice.

Entrance direction

North, east and north-east entrances are the most commonly preferred. In an apartment, the relevant direction is generally taken as the main door of the flat rather than the tower entrance, though interpretations vary between practitioners.

Where Vastu and building science agree

Several Vastu preferences align with sound design in the Indian climate. North and east light is softer and cooler than harsh west afternoon sun. Placing heavier, less-used mass toward the south-west shields the home from the hottest exposure. Cross-ventilation between opposite openings is both a Vastu principle and basic building physics. Where the two agree, the case is easy.

Where you may need to compromise

In an apartment you cannot move a kitchen or a service shaft. Perfect compliance is rare, and holding out for it can mean rejecting a well-planned home for a poorly planned one that happens to face the right way. Most practitioners accept that the entrance and the master bedroom carry more weight than every secondary placement.

The resale angle

Even buyers indifferent to Vastu should note that a significant share of the buyer pool is not. A flat that meets common preferences typically sells to a wider audience. Conversely, paying a large premium purely for orientation may not be recovered.

Frequently asked questions

Does an east-facing flat cost more?

Preferred orientations often carry a preferential location charge in Indian projects, as demand for them is higher.

Can an apartment fully comply with Vastu?

Rarely, since kitchens, shafts and structure are fixed. Most buyers prioritise entrance and master bedroom placement and accept compromises elsewhere.
