Every Noida developer claims greenery. Sector 150's claim is different because it comes from the master plan, not the marketing department.

The zoning decision

When the sector was planned, a large share of the land was reserved for open, green and sports use, and residential density was capped well below what surrounding sectors permit. Developers bidding for land here bought into that constraint. The result is fewer dwelling units per hectare, and consequently more sky, more distance between buildings, and less traffic on internal roads.

What the open-area figure means

You will see figures around 80% open area quoted for the sector. Read this carefully: it refers to how the sector's land is allocated, including sports facilities and public greens, not to the open area inside any individual project. A project inside a green sector can still be densely packed. Check the project's own ground coverage separately.
