A practical framework for choosing between a 3 BHK and a 4 BHK apartment, covering real space needs, carrying costs, resale liquidity and the room that goes unused.

Most buyers who regret their configuration bought too large, not too small. The extra room is the one that becomes a store.

Start with rooms you will actually use daily

List every room you use in a normal week, not a festival week. A guest room used four nights a year costs you its share of the purchase price, the maintenance charge, the property tax and the cleaning, permanently. Sometimes that is worth it. Often a good sofa-bed in a study is worth more.

The 3 BHK + study middle path

For many households this is the right answer. It gives a fourth enclosed space for work, guests or a growing child without the full price and maintenance step of a 4 BHK. Check one thing: whether the study has a window and a door. A windowless alcove counted as a room is not a room.

When a 4 BHK is genuinely right

Think about the carrying cost, not the purchase

Maintenance is charged per square foot per month, forever. Over twenty years, the difference between a 3 BHK and a 4 BHK in maintenance alone is a substantial sum, before you count higher property tax, higher electricity for the additional area, and higher cost to furnish and cool.

The resale reality

The most common configuration in a market always sells fastest. If you may sell within a decade, that liquidity has real value. Larger configurations sell to a narrower pool and typically take longer, which matters if the sale is ever time-sensitive.

A simple test

Walk through your current home and count the hours each room is actually occupied in a week. If you already have an unused room, adding another will not change that pattern — it will just cost more.
