A site visit is a sales environment designed to produce a booking. Going in with a written checklist changes the balance.
Go at the wrong time on purpose
Sales teams schedule visits for weekend afternoons when traffic is light and the site looks calm. Go on a weekday morning instead. Drive the route you would actually commute at the time you would actually drive it. This single change reveals more than the entire presentation.
The sample flat is not the flat
- Sample flats often omit internal walls or use thinner partitions, making rooms feel larger
- Furniture in sample flats is frequently undersized — check whether the bed is really a queen
- Lighting is staged; visit the actual tower position to judge natural light
- Ask explicitly which finishes are standard and which are shown for effect
- Get the finish specification in writing, brand and grade named
At the actual site

Stand where your balcony will be
Ask to be taken to your floor level if construction permits, or at least to the tower footprint. Look in the direction your living room will face. Then ask what is planned on that land. A park view that later becomes a tower is the most common post-possession complaint in NCR.
Questions to ask on site
- What is the RERA-declared completion date for this specific tower?
- Which phase includes the clubhouse and amenities?
- What is the estimated maintenance charge per sq. ft.?
- What is the all-inclusive cost for this unit, with every charge itemised?
- Which banks have approved the project?
- Can I see a delivered project by the same developer?
That last request is the most revealing. A developer confident in their delivery will arrange it readily.
Do not book on the visit
Launch-day urgency — "only two units left at this price" — is a standard technique. Real projects sell over months. Take the documents home, verify RERA independently, and decide without an audience. If an offer genuinely cannot survive twenty-four hours of thought, it was not an offer worth taking.
