Registry costs are the expense buyers most often forget to budget for, and they fall due at the worst possible moment — right when you are stretched by the down payment.

Rates and concessions are set by the state government and revised from time to time. Confirm the current figures with the Sub-Registrar's office or the official UP stamp and registration department before you budget.

How the calculation works

Stamp duty is charged on the higher of the transaction value or the circle rate value. Registration charges are levied separately, and the state also prescribes concessions in specific cases.

Circle rate is the floor, not the price

Circle rate is the government's minimum notified value for a locality. If you buy above it — which is usual in Noida's premium sectors — duty applies on your actual transaction value. If a seller proposes registering at circle rate while paying the balance outside the documented amount, refuse. That is an offence, it leaves you without proof of the amount paid, and it creates a capital gains problem when you eventually sell.

The female buyer rebate

Uttar Pradesh offers a stamp duty concession where the buyer is a woman, subject to a value ceiling prescribed by the state. Many families structure ownership to use it. Do this for genuine ownership reasons, and note that the rebate typically applies only up to the notified transaction limit, not to the entire value of a high-value property.
